WHEN CAN I TOUR THE MODEL HOMES?

You’ll see up to 20 models at each of our convenient location. Every home is open for your viewing pleasure and prices are clearly posted. Walk thru the models at your own pace ….. Nobody will bother you!

Plus, we can schedule a custom plant tour of our manufacturing facilities. You’ll see homes in every phase of the construction process.

WHAT’S THE DIFFERENCE BETWEEN A MODULAR & MANUFACTURED / MOBILE HOME?

Although different, there are LOTS of similar features in “our” Modular and Manufactured Homes:

  1. Building Indoors: This means weather does not stop or slow the builder process. Homes can be worked on year-round to control costs and unplanned work delays due to weather. Happy employees building in a climate controlled facility give YOU, the customer, a better home!
  2. Building Using Consistent Labor: We use employees who work year round, have benefits and don’t contend with weather. Quality-Control Managers supervise every step of the building process to insure high standards of production and materials. Standardized tools and methods improve efficiency and lower costs to YOU, the customer!
  3. Building Using Standardized Materials: Our raw materials are stored INSIDE our controlled plants. They’re not subject to weather issues and remain stable and ready. This reduces costs, re-do’s, build time and mistakes. It gives YOU, the customer, building consistency.
  4. Buying In Bulk: We buy in train loads, not truck loads. Large bulk purchases allow us to pass huge discount savings to YOU, the customer.

Modular Homes: These are generally custom built to YOUR specifications. They’re typically built as ranches, cape-cod’s and two story models. The building process conforms to rigid standards that EXCEED virtually all state and local building requirements. Once placed on its permanent foundation (basement or crawl space), these homes are not intended to be moved. There is no steel frame and the home is brought to the site on a carrier and placed on its foundation with a crane or roll-on method.

Manufactured Homes: Like Modular Homes, many are custom built. Most manufactured homes are built as ranch models. They’re designed to Federal (HUD) code and, unless local codes restrict, can be placed throughout the state. Although they can be moved, most are placed on permanent foundations (piers, basements, crawl spaces etc). It’s common for Manufactured Homes to have custom features like finished drywall, raised roof’s etc. Like modular homes, many of these are placed on the foundation with a crane or roll-on method.

WHATS THE DIFFERENCE BETWEEN A MODULAR HOME AND SITE BUILT HOME?

Modular homes are appraised, appreciate and built just like any traditional stick built homes. Both are built to meet the same state and local building and code requirements. Due to shipping, Modular’s typically have 30% more lumber and higher insulation values than stick-built homes. Modular homes appreciate and gain value EXACTLY the same way traditional homes do.

HOW LONG DOES THE PROCESS TAKE?

We work closely with you to plan and design your floor plan & blueprints. When all choices have been made and financing completed (if applicable) we’ll both sign off on the plan and put it on the production schedule.

During the home construction, all site work (foundation, well, septic etc) is being done while your new home is in production. Unfortunately, due to weather, details of customization, manufacturing schedule and other conditions, the one thing we can’t promise is an actual delivery or occupancy date.

We’ll work with you closely so you’re kept up to date on all phases of the project.

CAN I CUSTOMIZE A FLOOR PLAN?

YES! Virtually every modular home we sell is custom. Walls can be moved, floor plans changed or flipped to fit your lot. Each home is configured to meet your needs including colors and custom features. Everything is designed around YOU the CLIENT! It’s rare that modular home buyers don’t modify plans to suit their individual needs and tastes.
